I deliver, level, connect, and break down — you show up and open the awning. Minimum $100 delivery fee, $3/mi beyond the first 25 miles, up to a 75-mile radius from St. Pete. Ft. De Soto is my home base; ask about repeat-guest pricing.

I tow the rig to your site, level it, connect power/water/sewer if available, and walk you through everything. At the end of your stay, I come back and break it down. You never touch the hitch.
Linens and pillows for all sleeping spots, full cookware set, plates/silverware, coffee maker, toilet paper, paper towels, cleaning supplies, a hose, power cord adapters (30/50A), and a propane tank filled. You bring food, drinks, and personal stuff.
I deliver only. Towing a 34-foot travel trailer takes the right truck, brake controller, and experience — the risk isn't worth saving the delivery fee for either of us. Happy to make exceptions for repeat guests with proven tow experience.
Full refund up to 14 days before check-in, 50% up to 7 days, then non-refundable. Weather-related moves: I'll work with you in good faith — hurricanes happen here.
Yes — $50 pet fee per stay. You're responsible for any pet damage (chewed surfaces, accidents, excessive hair).
Yes — $500. It's a hold on your card (Stripe authorize, not capture), so it doesn't actually leave your account. Released within 48 hours of pickup if there's no damage. If something is damaged, repair/replacement cost is deducted from the deposit; if damage exceeds $500, you're invoiced for the difference.
You're responsible for any damage to the rig beyond normal wear and tear during your rental — the cost of repair or replacement comes out of your $500 deposit (and you'll be invoiced for any difference if it exceeds $500). Honest accidents happen — call or text me as soon as anything goes wrong and we'll work it out. Damage from misuse, negligence, or operating outside the agreed terms is your responsibility.

Two. Shoulder season I'll sometimes allow one-night bookings — just message me.
No smoking or vaping inside the rig. Outside is fine. Smoke damage = full cleaning fee + replacement of any affected soft goods.
165W roof solar + 50A prep will run the basics (lights, fans, fridge on propane) for a night or two. For AC or long off-grid stays, bring or rent a generator. I don't include one.
